Fee Development

At LDC Inc. we use a fee development approach to create buildings to suit your specific needs. By utilizing our services, companies like yours are able to focus on conducting day-to-day business while we handle the management and development of your building project. We are results oriented, constantly looking out for the project’s bottom line while handling all aspects of the development process – from land (or existing building) acquisition, preliminary design and engineering, entitlement, design review and construction through certificate of occupancy. We have strong, long-term relationships with contractors, architects and engineers as well as with municipalities within the region, ensuring your project is produced with quality and economics in mind.

Our Leadership

John Leonard – Founder, President

With over 35 years experience in commercial real estate, John Leonard founded Leonard Development Company after recognizing a need for fee development services.

Through John’s careful oversight, Leonard Development Company has successfully completed, for a fee or as an equity owner, numerous high profile development projects. John is actively involved in each project, utilizing his seasoned development experience and relationships to ensure that each project is delivered on time and within budget.

John is currently active in leadership roles in numerous philanthropic organizations including Lambda Alpha International, a land use economics society, President of the Sutter Club Foundation, and actively involved with the Boy Scouts of America Troop 1. John holds a B.S. in Finance and Real Estate from California State University, San Diego.

Alyssa Leon - Partner, Vice President of Construction

Alyssa Leon has been in the construction industry all her life, but it’s been her professional career for the last 14 years.

With a bachelor’s degree in Construction Management from California State University, Sacramento, Alyssa started her career as an intern with Swinerton Builders and worked her way through several departments to become a Project Manager before leaving the company in 2019. At Swinerton, Alyssa built several notable projects such as The Kimpton Sawyer Hotel at DOCO and Cache Creek Casino & Hotel Tower Expansion, to name a couple. Next, Alyssa spent three years with S+B James Construction as a Sr. Project Manager, where she took the UC Davis Health Point West Medical Office Building from a napkin sketch concept to occupancy under a Design-Build delivery method. After completing this project, Alyssa pivoted her career into Commercial Real Estate Development, partnering with John on owned portfolio assets and owner representation in commercial development projects.
